Marketing day is HUGE when it comes to selling your house. We want buyers to fall in love with the property before they step foot in the door. We can achieve this by professional media and perfecting the launch strategy of your home online.
The time between marketing day and the official property launch day is crucial for generating early interest. I am working behind-the-scenes to showcase your home to potential buyers even before it officially hits the market. The goal is to cultivate strong interest from potential buyers and create multiple showings as soon as the property hits the market.
To ensure the best possible buyer experience, it's crucial to maintain the same high level of presentation for showings as you did during the marketing day. It is best practice if buyers/sellers do not meet until closing day, I recommend leaving the home 15 minutes before the scheduled showing.
While feedback is invaluable when selling your home, many agents unfortunately only provide it if their client is seriously considering an offer. After every showing, I will reach out to the agent to gather as much information as I can but understand only about ½ of the agents provide details regarding the showing.
My top priority is to generate strong interest and competitive offers for your home, ultimately securing the best possible terms and price. Once we've successfully negotiated and reached an agreement with a buyer, and the contract is ratified, I'll forward it to the closing attorney to initiate the closing process.
Depending on the terms of the contract, the buyer will most likely have 10 business days to conduct any and all inspections. To ensure a smooth process, it's best to treat inspection day as you would a showing, leaving the property 15 minutes before the scheduled inspection time. Most buyers tend to do a home inspection, pest inspection and HVAC inspection.
If the buyer is financing their purchase, the lender will typically order an appraisal to determine the property's market value. This is usually the final contingency before closing. The appraisal is conducted by an independent third-party who assesses the property's condition and provides an unbiased valuation.
The final walkthrough typically occurs a day or two prior to the closing. During this time, the buyer and their agent will inspect the property to ensure all personal belongings have been removed, agreed-upon repairs have been completed, and all appliances included in the sale are still present. While not mandatory, a deep cleaning of the property is a common courtesy and helps to ensure a smooth transition for the new homeowners.
